Booking & Payment
A 25% deposit is required to secure a booking. The remaining balance is due 6 weeks prior to arrival. A £75 (fully refundable) housekeeping deposit is payable when the final balance is due, to cover the cost of any damage, cleaning or excess electricity used.
If the balance is not received by the stated date then the dates will be marketed again and the deposit forfeited.
Please note cheques should be made payable to “THM PROPERTIES”
No refund will be offered unless we are able to re-let the property for the same dates.
Tenants are strongly advised to take out holiday insurance to cover loss or damage to personal effects and cancellations expenses. We ensure our premises against fire etc but under no circumstances can we be held liable for loss or damage of tenant’s property.
Entry and Departure
The property is normally let on a weekly basis from Saturday to Saturday. Tenancies begin at 3pm on the day of arrival and ends at 10am on day of departure.
Breakages and Cleaning
Breakages or damage to the property must be reported immediately in order that it can be replaced/fixed before the arrival of the next Tenant. The Tenant should maintain the premises and contents in a clean and tidy condition and leave it in a similar condition on departure.
In the event that the property is not left clean and tidy, we reserve the right to allocate the necessary amount from the housekeeping deposit to remedy the situation.
Gas and Electricity
Gas and electricity bills are included in the weekly rate however should an exceptional amount be used then the extra money will be taken from the housekeeping deposit.
Bed linen, two hand towels and kitchen cloths are provided.
Well behaved pets are allowed by arrangement.
Conditions of Tenancy
Under no circumstances may the number of people occupying the property exceed the number shown on the details of the property. We reserve the right to refuse entry or revoke the booking if this condition is not observed.
The property shall be used solely for holiday purposes and the Tenant shall not sub-let the hired premises, or any part of the hired premises.
The Tenant shall allow the owner or their employees entry to the premises for all reasonable purposes only.
The contract effected on confirmation of booking relates to a holiday let only and is therefore not an assured tenancy in terms of the Housing Scotland Act 1988. This confers on the Tenant right to occupy the property for the period agreed for holiday purposes only.
